1. The Service
EMD provides real estate industry news, market data and a listings marketplace where agents and brokerages may post property listings. Some content requires an active EMD Pro subscription at $2.99 per month to access in full.
2. Accounts
- You must provide accurate information when creating an account.
- You are responsible for maintaining the confidentiality of your password and for all activity under your account.
- You must notify us promptly of any unauthorized use of your account.
3. Subscriptions and Billing
- EMD Pro is billed monthly at $2.99 and charged automatically to your payment method on file through Stripe.
- Subscriptions renew automatically each month until canceled.
- You may cancel at any time; your access continues through the end of the current billing period.

4. Listings Content
Agents and brokerages who post listings are solely responsible for the accuracy of their listing content, including price, property details and photos. EMD does not independently verify listing accuracy and disclaims responsibility for errors in user-submitted listings. By submitting a listing, you grant EMD a license to display that content on the site and in related promotional materials.
5. Editorial Content
Articles published on EMD reflect the views of their authors and are provided for informational purposes. Nothing on EMD constitutes financial, legal or real estate advice, and you should consult a licensed professional before making real estate or investment decisions.
6. Acceptable Use
You agree not to:
- Post false, misleading or fraudulent listings or content.
- Use the site for any unlawful purpose.
- Attempt to circumvent the subscription paywall or access restricted content without authorization.
- Scrape, reproduce or redistribute EMD content without permission.
- Impersonate any person or misrepresent your affiliation with any agency or brokerage.
7. Intellectual Property
All EMD-published articles, branding and site design are the property of Red Advisor LLC unless otherwise noted. User-submitted content, including listings and guest articles, remains owned by its submitter, subject to the license granted in Section 4.
8. Disclaimers
EMD is provided “as is” without warranties of any kind. We do not guarantee the accuracy, completeness or timeliness of any content, including market data and listings.
9. Limitation of Liability
To the fullest extent permitted by law, EMD and Red Advisor LLC are not liable for any indirect, incidental or consequential damages arising from your use of the site.
10. Termination
We may suspend or terminate accounts that violate these Terms, including accounts used to post fraudulent listings or fabricated editorial content.
11. Governing Law
These Terms are governed by the laws of the State of Nevada, without regard to conflict-of-law principles.
12. Changes to These Terms
We may update these Terms from time to time. Continued use of the site after changes take effect constitutes acceptance of the updated Terms.
